Experience in Multiple Markets

Canada (Greater Toronto Area, Montreal, Vancouver, Calgary), Europe (Czech Republic, Germany, Denmark) and the U.S. (Texas, Georgia, Connecticut, Massachusetts).

Diverse Backgrounds

Financial, marketing and management backgrounds are collectively applied to the underwriting.

Key Differentiators

Through Bluenose AC Investments, the company makes a substantial investment in each asset, aligning itself with partners. As each investment is presented to partners individually, rather than through a fund structure, partners may accept or decline participation. The firm structures its investments so that it can co-manage the development process with the selected developer partner/project sponsor.

Experienced Management Team

Bluenose Management is led by an experienced team that has consistently identified high-performing investment opportunities across multiple cycles, regions, and products. Long-term experience across all real estate asset classes including development, portfolio management, land assembly and financial restructuring.

TONY AKSICH

In 2008 Tony accepted the post of CEO for BXRP’s real estate assets in Europe. There he successfully lead a team to grow EBIDA from €7 million/year to €65 million and grow other assets by €100 million over this period.

In the summer of 2013 Tony left his post as CEO and accepted a two-year engagement as chairman. He has launched Bluenose in partnership with his long-time associate, Martin Coté.

Tony possesses the technical expertise, managerial skills, and network to create value for his co-investors and the company. His guiding principles are entrepreneurialism, calculated, well-thought thorough risk taking combined with a fundamental respect for partners. His reputation opens doors to a wide range of investment opportunities.

Tony’s knowledge of capital markets is extensive. He has personal experience in building assets into “asset blocks” which he sold to international pension funds. The intelligent structuring and sale of real estate assets creates as much value for the investor as the underwriting of the initial investment.

MARTIN COTÉ

Following a management engagement with Royal Bank of Canada, an MBA at the Richard Ivey School of Business (University of Western Ontario) and an operational (IT and logistics) Martin started his real estate career in 2003 with Giffels.

Over the last 10 years he was exposed to all facets of real estate. Buying, owning and leasing land. Construction, leasing/selling and exiting various development projects in the industrial, residential and retail asset classes. He has managed a broad team of professionals who managed a 13,000-acre land and development portfolio with an asset value in excess of $200M. Lastly, he has operated and restructured (operations, debt and corporate structure) a publicly listed company with assets in excess of $500M.

These experiences, as well as underwriting investment opportunities all over the world (Czech Republic, Germany, France, Poland, Vietnam, South-Africa), while working for operating companies (RPG and Giffels) and asset management companies (Giffels Management and IGRI) have given him a broad understanding of buying, managing, upgrading and exiting all facets of real estate. In various roles he has round tripped a number of investment and development projects.
