Canada Platform

In Canada, Bluenose’s portfolio is focused on investments in Southern Ontario with the majority located in the Golden Horseshoe (Toronto, Kitchener, Guelph and Hamilton). Bluenose’s Canadian assets include self-storage facilities, mixed-used condominium developments, and industrial holdings. In Canada, Bluenose is the exclusive asset manager of BXR, a multibillion-dollar investment firm out of London, England. The purpose of the partnership is to co-invest in real estate investments, which Bluenose then actively co-manages in partnership with local developers. Bluenose is continuously seeking out opportunistic investments in fast-growing urban centers, and works to place third-party capital—along with its own—into these high-return generating projects. Bluenose’s Canadian portfolio encompasses nine active developments and four stabilized sites. Below is a selection of Bluenose’s current Canadian activities.

Davenport

This 87% sold, nine-storey luxury condo development is located in Upper Yorkville, Toronto. The mid-rise condominium is being developed in partnership with Freed Developments. The 31-unit, marble-clad building boats sprawling suites, top-of-the-line finishes and appliances, and balconies with views of the downtown skyline and Casa Loma. Completion is expected in 2022.

Grand Park Village

Grand Park Village is a transit-oriented, multi-tower development in Toronto’s up-and-coming Mimico neighbourhood. The finished project—currently re-zoned and soon to begin pre-sales—will see three towers with at-grade commercial and a phenomenal linear park that will connect residents to the GO Station, located a 3-minute walk from the site.

Self-Storage portfolio

Bluenose and its partners have been building an impressive Golden Horseshoe portfolio of self-storage properties operated under the Apple Self-Storage banner. Currently, Highland (Kitchener) and Millcreek (Mississauga) are operating, with three more locations in Toronto, Kitchener and Hamilton, currently under construction. The self-storage partnership is made up of BXR, Embee Properties, EDEV and Apple.

Southminster Church

Bluenose has aligned itself with Windmill Developments in the re-development of the Southminster Church, located in the Old Ottawa South neighbourhood. The project will see a portion of the 1932-built church preserved, and the excess land transformed into five high-end townhomes and a mid-rise boutique condominium that will overlook the canal. Planned sales launch is Spring 2020.
